This is a debt investment, not equity — meaning you receive fixed income without being involved in operations.

The Investment Model

Regional Motel Partners is building a portfolio of regional motels over the next five years, with a view to ultimately assessing a trade sale or listing on the Australian Securities Exchange.

To support this growth, the Company will issue multiple series of secured notes alongside founder equity. Each series may have different terms (maturity, interest rate), but shares equal security over all motels held within the Company.

Capital is deployed into underperforming motel businesses where operational improvements can be directly implemented — strengthening cash flow and supporting the payment of investor income.

A dedicated onsite manager is responsible for day-to-day operations, ensuring accountability, consistent service standards, and active oversight of performance.

2 / Revenue Management

We implement structured pricing and yield management, improving occupancy and average daily rate through better channel mix and dynamic pricing.

3 / Expense Management

Operating costs are actively managed through tighter control of labour, utilities, procurement, and supplier contracts.

4/ Guest Experience

Targeted upgrades to rooms and facilities, combined with improved service, support stronger reviews, repeat business, and higher pricing.

Security & Risk Management

Investor capital is secured against the underlying motel businesses.


We prioritise:

  • Motels in larger regional towns with diversified economies

  • Conservative acquisition metrics

  • Strong cash flow coverage of interest payments

 

At the same time, investors should recognise this is an operating business.
 

Returns are linked to performance, and accommodation demand can fluctuate.

Active management is central to mitigating these risks and maintaining income stability.
